The Handoff
Once the loan has been registered, locked and initial disclosures are issued, we take over and review the documents collected, request any additional documents needed for submission and once a solid package is ready, we submit the loan to your chosen lender for conditional approval.
The Process
Service orders are submitted and introduction emails are sent while awaiting the issuance of loan approval. Once approval is issued, notification emails are sent and we work to clear conditions with the borrower(s), service providers and agents. Ensuring efficiency, accuracy and minimal borrower efforts are needed.
The Close
Prepping, issuing and monitoring the TRID 3 day CD while ensuring that it is timely completed and all requirements are met for final loan approval. Congratulatory email is sent, letting the borrower(s), title and agent (if applicable) know that we have obtained the Clear to Close! We request the balancing prep package to be sent to title from the lender. There is no fee if the loan does not close!!
Expectations and Responsibilities:
While we need to be looped into all communications between the parties involved, we solely target our focus on the processing aspect. We utilize our strengths, experience and time on processing to ensure the business partners and customers receive the best possible service.
Pulling Credit, calculating income, issuing pre-approvals, locking the loan, registering with the lender and running AUS/GUS is the responsibility of the Loan Originator/Assistant. Handing off a thorough, accurate and complete file is vital to the efficiency to which we can process the file. The system of record (CALYX, ARIVE and the like) and sharing of pertinent information relevant to the transaction is expected. Any issue that arises during the processing related to locks, DTI, eligibility etc. will be directed back to the Loan Originator/Assistant. Issuing the final numbers to the borrower, will also be done by the LO/LOA. We will ensure the file is scheduled with the lender for the closing date provided to us and that they have the correct title agent contact.
